What does it mean to buy the property "As is, where is"?

 

“As is, Where is” means buyers purchase the property with no guarantees in regards to the condition of the property. Buyers should rely entirely on their own information, and their inspection of the property. In some rare cases this means buying without setting foot on the property. If showings and inspections are allowed by our seller, we invite you and your experts (contractors, inspectors, surveyors, engineers, etc.) to inspect the property by appointment as many times as you would like (during our viewing times and dates). We want to provide you with ample access to help you assess the available property. Please contact us at info@inventorycondos.com to arrange available times.

How do I register to bid on a property?

 

To register to bid on a property, you will be prompted to login, or if you have not yet created an account you will be prompted to do so. Once you have created an account, you may click the “Register to Bid” button towards the bottom of your screen. You will be required to accept the Auction Terms & Conditions. Registering to Bid requires that you upload a copy of your drivers license as well as copy of your mortgage approval or proof of funds. Upon acceptance you will be able to place bids on the property. Will I need to provide proof of funds before I can bid?

 

Yes – As part of the register to bid process there is a field that will ask for “proof of funds”. You can upload any document you deem appropriate that conveys sound financial position i.e. mortgage approval. Our team will review the document(s) and once it is determined that they are satisfactory, bidding up to that amount will be approved.

Can I bid on multiple properties at once?

 

Yes, you can bid on multiple properties at once. To do this, you will need to register individually for each property and make a separate bid deposit for each auction you wish to participate in.

What happens after I win?

 

Congratulations! Winners will be contacted at the conclusion of the action by a Inventorycondos.com representative and be provided with the a digital copy of APS for completion.

How much is my deposit and What happens to my deposit if I win?

1) The deposit is 10% of the purchase price.
2) Just like any other real estate transaction in Canada your deposit (which is due upon acceptance) will be held in trust and applied to transaction accordingly at time of closing.

How do I submit my deposit?

 

After the auction concludes a representative from Inventorycondos.com will contact you and your agent (if you are working with one) and provide the information necessary for directing funds

How do I bid on a property for a buyer, as a buyer’s agent?

You will need to register to bid on an auction. As a buyer’s agent, you will be required to fill out the required documents in the designated section. Once this is completed and approved a representative of inventorycondos.com will notify you.

How do I list a property on the platform?

Go to Website and register as a listing agent with Website. Our easy process is all laid out on there. We also have 7 day a week support staff to assist you.

How do I bid on a property for a buyer, as a buyer’s agent?

Go to SimpliOffer.com and register to bid on an auction. As a buyer’s agent, you will not be required to put down a credit card like a buyer would.

Do I have to submit state contracts or other offer paperwork at the time of a bid?

No, that will be collected once you have the winning bid. The sellers will review and will have the ultimate say to accept, reject or counter the winning offer.

Do I have to be a agent in order to use the platform?
